UNITED OVERSEAS BANK RENOVATION

 

UOB Bank of Singapore refurbished their New York building on Fifth Avenue. It included reskinning the street façade, a roof terrace, offices and three floors of retail tenants. Completed in the early 1900s and then added to in the 1960s, the building had a myriad of problems. The existing stone façade was severely eroded and was at risk of falling off.

 

The skin was replaced with metal panels and new projecting fins that incorporate LED lighting. The technical challenge was to incorporate a new grid of fins overlaid on the existing windows. A special mounting system was developed that was installed externally, due to the stringent security requirements of the tenants. These given conditions and the unknown conditions that appeared daily on site required a constant reconsideration of concepts and details, and meticulous teamwork.

 

A timed program adjusts the light levels over the course of the evening to complete darkness. It was subject to the lighting regulations of Fifth Avenue and an aesthetic examination by the Department of Buildings.

 

An outdoor deck was installed on the roof for employees, with origami panels arranged to look like soft curtains. Although identical units are used repeatedly, they were devised to look random. Our intention was to transform the classical image of 5th Avenue filled by skyscrapers, with a “hanging” terrace.

With the cooperation of the Tange office in charge of repairing the outer skin, YMA consistently guided the project through the multiple conditions.

 

 
 

 

UOB銀行　ニューヨーク社　改修　


シンガポールのUOB銀行は五番街にあるニューヨークの支社を改修した。これには、通りのファサード、屋上テラス、オフィス、および3フロアの小売テナント階の改修が含まれている。1900年代初頭に建設された建物は、1960年代に増築され、以来、無数の問題が表出していた。既存の石造りのファサードはひどく侵食され、落下の可能性があった。

 

石の表皮は金属パネルとLED照明を組み込んだ新しい突き出たフィンに置き換えられた。新しいグリッド状のフィンを既存の窓に重ねて組み込むことは技術上の大きな課題であった。テナントの厳しい機密要件のために、外部から施工できる特別な取り付けシステムが開発さた。これらの与えられた条件と、現場で日々現れる未知の条件は、コンセプトと詳細を絶えず再検討する必要を生み、綿密なチームワークを必要とした。

 

照明デザインは五番街の照明規制と建築局による審美的審査を経ている。光レベルの時間帯プログラムによって、夕暮れからしだいに明るくなり、夜間は完全な暗闇となるよう調整されている。

 

屋上には従業員用の屋外デッキが設置され、柔らかなカーテンのように見える折り紙状のパネルが配置された。同一形状のユニットが繰り返し使用しているが、ランダムな折ひだに見えるように工夫されている。私たちの意図は、高層ビルの並ぶ五番街の古典的なイメージを、神秘的な空中テラスで一変させることであった。YMAは、表皮デザインのコンセプトを担当する丹下事務所の協力を得て、複層した条件の中、一貫してプロジェクトを導いた。
